Turning On Your Heat This Fall? A Boiler Start-Up Guide for Newton, Brookline & Boston Homes
October in Greater Boston is beautiful, right up until the first night the temperature drops into the 30s and you realize your heat hasn’t run since April. That’s usually the moment homeowners in Newton, Brookline and across Boston discover their boiler isn’t firing, a radiator won’t warm up, or the pipes are banging like a drum set.
The good news? A few simple checks now, before you really need the heat, can catch most problems early, while there’s still time to schedule a repair without waiting through the first-cold-snap rush.
Here’s how to get your boiler ready for the season, whether you have a steam system (common in older Brookline and Boston homes) or a hot-water (hydronic) system.
1. Clear the Area Around Your Boiler
Over the summer, basements turn into storage. Boxes, paint cans, laundry and holiday decorations tend to pile up right next to the boiler.
Your boiler needs clear space for safe operation, good airflow for combustion, and easy access for service. Move anything flammable well away, and keep at least a few feet clear on all sides.
Safety Tip: Never store gasoline, paint thinner, or other solvents in the same room as your boiler or water heater.
2. Test Your Carbon Monoxide Detectors
Massachusetts law requires working carbon monoxide alarms in homes with fossil-fuel burning equipment, and your boiler is exactly that. Press the test button on every CO detector in the house, replace batteries, and check the date printed on the back. Most CO alarms need to be replaced every 5 to 10 years, depending on the model.
Why it matters: Carbon monoxide is colorless and odorless. A cracked heat exchanger or blocked vent can release it with no warning, and your detector is your only alert.
3. Look for Leaks and Corrosion
Take a flashlight and look at the boiler, the pipes around it, and the floor underneath. Watch for:
- Puddles or water stains under the boiler
- Rust or white, crusty buildup on fittings and valves
- Drips from relief valves or radiator valves
- Soot or black marks around the burner area or vent pipe
Soot in particular is a sign of poor combustion and should be checked by a professional before you run the system.
4. Hot-Water Systems: Check the Pressure Gauge
If you have a hydronic (hot-water) system, find the pressure and temperature gauge on the boiler. In most homes, cold-system pressure typically sits somewhere around 12 to 15 PSI, though the right number depends on your home’s height and your system.
- Pressure very low? Your system may be low on water or have a leak.
- Pressure climbing near 30 PSI when hot? The relief valve may open, and the expansion tank or fill valve could need attention.

5. Steam Systems: Check the Sight Glass
Steam boilers have a small glass tube on the side called a sight glass that shows the water level inside. Before turning the system on, make sure you can see water in the glass, typically around the middle. If it’s empty, or the water looks dark and rusty, don’t fire the boiler. Running a steam boiler without enough water can seriously damage it.
Pro Tip: Many steam boilers have a low-water cutoff that needs regular flushing to keep working properly. If you’ve never had it shown to you, ask us to walk you through it during your next service visit.
6. Bleed Your Radiators (Hot-Water Systems)
If some radiators or baseboard units stay cold at the top while others get warm, trapped air is the usual culprit. Use a radiator key to open the small bleed valve at the top of each radiator, holding a rag underneath. Close it as soon as water (not air) starts coming out. Then recheck your boiler’s pressure gauge, since bleeding can lower it.
Note: Steam radiators don’t get bled this way. Instead, they have air vents that can stick or fail over time. If a steam radiator won’t heat, a worn vent is a common cause.
7. Run a Test Cycle Before the Cold Arrives
On a mild day, turn the thermostat up a few degrees and let the system run. Listen and watch:
- Does the boiler fire up within a few minutes?
- Do all your radiators heat up?
- Are there any strange smells beyond the brief “dusty” smell of first use?
- Any banging, clanking or whistling?
A little dust burn-off smell on the first run is normal. Loud banging (especially in steam systems), a burner that keeps clicking without lighting, or a smell of gas is not.
Warning Signs It's Time to Call a Pro

- Short cycling, meaning the boiler turns on and off every few minutes
- Banging or hammering pipes, a common steam-system issue tied to pipe pitch or water levels
- Rooms that won’t heat even after bleeding radiators
- Water leaking from the boiler or around it
- Yellow or flickering burner flame instead of a steady blue one

- Rising heating bills with no change in how you use your heat
